Check the air filter in your furnace or fan coil monthly. A dirty filter will starve your unit of needed airflow and put a strain on your furnace.

Keep your outdoor unit free of debris and leaves.

If your unit is located near salt-water, you can wash all outside exposed surfaces and the coil approximently every three months.
